Description
Proposed mixed-use project, submitted pursuant to Government Code Section 65912.110 (AB 2011). The project includes 6,794 square feet of ground-floor commercial space, and 170 studio and 1-bedroom residential units. Twenty-four (24) on-site vehicle parking spaces are proposed. The building would be 6-stories, with a total height of 78 feet. Ninety percent (90%) of the units would be affordable to low-income households, and ten percent (10%) would be affordable to very low-income households based on area median income (AMI), along with three (3) market rate manager units.

Status
Current Status as of September 23, 2024
AMG & Associates voluntarily entered a tolling agreement with the City to temporarily suspend the statutory action deadline of Assembly Bill 2011. AMG tolled this deadline to obtain additional information demonstrating the site is acceptable for residential mixed-use development based on Assembly Bill 2011 criterion addressing properties with a history of hazardous materials contamination.
Status as of July 17, 2024
The project is scheduled for a City Council public hearing on August 27, 2024, at 6pm. The City Council agenda will be posted at least 72 hours before the meeting at novato.gov/agendas.
On July 3, 2024, the Community Development Department made a preliminary determination regarding project eligibility under AB 2011 and project consistency with objective standards. The City’s letter is available to view and download at the link below.
