Margaret Todd Senior Center and Downtown Recreation Center/Novato Gymnastics Center Roof Replacement (CIP #19-006 & 24-004).

Description

As of 2024, the roofs at the Margaret Todd Senior Center and the Downtown Recreation Center had aged and weathered to a state where leaks were allowing potential damage to the roof structure, and resulting in disruption of the activities in both buildings.  City staff had been addressing isolated issues for several years, and proposed the addition of a waterproof barrier to revitalize both roofs. 

Removing existing roofs and installing entirely new roofs was not a cost efficient option, and would be extremely disruptive to the community as many activities would be suspended for a significant length of time.   Staff realized that much of the existing roof was in acceptable condition, and some portions needed repairs.  Staff worked with consulting architects to inspect and analyze the roofs, make needed dryrot repairs, and identify a Duro-Last PVC membrane system that could be installed on both roofs to provide a new surface barrier to water and wind damage.  The system carries a fifteen year warranty and is supported by the manufacturer.

In May and June 2025, following dry rot repairs and inspection of the roof structure, the new roof overlays were installed at the Downtown Recreation Center and the Margaret Todd Senior Center.  Public Works staff and inspectors from Duro-Last inspected the installation, which was completed by a Duro-Last certified contractor.  The community’s patience and consideration during effected programing and parking was appreciated by the City staff.  The City is excited to have the overlays on both buildings as they will provide protection against weather and provide a better experience for the community.
